These reports reflect figures that are useful and indicative of current market trends. A number of factors, such as bank owned property sales, short sales and property re-listing, affect the days on the market, and sales prices.

The average list price to sales price percentage is often affected by concessions given by sellers to purchasers towards closing costs. For our purposes, the sales price was reduced by the concession amount for a “true” sales price.   Also, the list price to sales price percentage is based on the last published price and not the original list price.
